And atman might have other properties as well…ex devas, asuras and gods are higher beings with advanced sukshma sharira, let’s say, they might borrow other properties from atman along with awareness.

We have to understand intrinsic property and extrinsic property. Intrinsic property is essential nature and extrinsic property is super imposed nature. For example coolness is intrinsic property of water. When it is heated, it gets heat which is extrinsic property and water appears as hot. Hotness is not property of water.
Intrinsic property of atma is existence-consciousness-bliss (sat chit ananda). Superimposed qualities are extrinsic qualities.
Like gold appears as necklace, chain, ring, Atma “appears” as multiple objects in the universe. Appearance is extrinsic property not intrinsic property. For example in your dream you appear to be flying in the sky or being chased by a tiger. The dream tiger is nothing but appearance of Waker. Tiger is not a property of waking person! Flying is not a property of waker !
